    i want to draw your attention towards Gulshan e maymer and nearest the areaof scheme 33 societies of Karachi. Here during last three months i have seen that the prices have increased about 20% to 25%.

    i would like to know that can you conclude what are the REASON just new soaring prices?

    similarly the entries Karachi the 120 SQ/ yard home are about more than 10 Million !!! Can you imagine is it possible for any new Graduates to make home to their entire life if he works in Pakistan ? it means we are allowing them to leave the country and serve the other nation if he want a home for their children.

    the crucial point of views of all is government is not serious as well as not taking any action to park BLACK MONEY in PLOTS.

      These areas are near to Northern bypass and Hyderabad-Karachi Motorway. Northern bypass is part of CPEC. Government is planning to develop this area in future like 2020. This is why there is great hype and price rise in all areas near to Northern Bypass.

      Its true that average price of 120 sq yards or 5 Marla house in Pakistan is 10 million PKR. According to international affordability calculator for mortgages, only those people can buy 10 million PKR house in Pakistan who have monthly salary of 2 LAC. Graduates in Pakistan can only dream of buying a property in their lifetime. Game over for the honest hard working middle class. There is no middle class in Pakistan but just poor or rich people.

      Affordability will only return in housing sector when we will have strict laws which discourage second homes. There must be heaving penalty on empty plots.
      Only people with black money can buy properties in Pakistan.

      Once 120 sq yards house was considered the dwelling of poor people, but due to high inflation, limited land and fast population growth, 120 yards house is now the symbol or riches.
      This is the fruit of black money.

        Life is great if one has resource/money in Pakistan, there are a very few places like this on the planet, may Allah keep Pak safe and its people Saleh. US is great and offers freedom of thinking however, its expensive here to keep a second house or land due to very high real estate taxes. I live in a home 2500 sq feet covered with $9000 tax per year with $1000 for yearly insurance (Chicagoland), it would be much cheaper in some mid states. I would need to rent this house or sell it if I am moving to Pakistan or have another way to finance $12000 per year just to keep this house. This is only when this house is fully paid with no mortgage, which it is not.

        It would be very unlikely that Pak govt. would force people to build in open lots or discourage them from having a second house. Baharia, DHA etc can force people to build or have some sort of open lot tax. Its a separate discussion. Its cheaper to hold properties in Pak and thus the high prices.

        I ended up buying a 1000 sq yard in p37. This is before the current uptick in prices. This is my second lot in Baharia.

        I worked real hard last 15 years so I can have easy time now and onwards and focus my energies on the study of deen and putting in more time for the benefit of our next generations. I am in my early 40s. I may retire by the time I hit 50 This is just one perspective from overseas.

        Work smart and hard and set your goals early on in life.

          I have experience of London life. Europe is not different but USA is stunning due to lot of land and low population. But western countries have some thing in common, the awareness and motivation. Society expects from graduates to move out of parent homes which is stunning. If fact in their culture they teach teens to have own homes as its the real achievement. In western countries due to this motivation, people first buy homes and then cars. But its reverse in Pakistan.

          In western countries, there are taxes on second homes. This provides opportunities for the first time buyers. But in Pakistan there are no serious taxes due to which few people have hold on real estate sector and property prices are sky high and in most cases unaffordable.

          Living standard depends on population. Turkey, Canada, Australia and USA have lot of land area but low population density.
          Population density of USA is 35 people per square kilometer.
          In Pakistan its approaching 300
          In India its more than 400 people per sq kilometer.
          People in Pakistan are forced to buy expensive properties due to limited land and high demand. Fast population growth is declining our living standards. We should control our fast population growth.

    I have plot 500 sq /yard behria town prescient 33. I have purchased by balloting.

    Kindly advise me that should I hold it or sell it and invest in fazaia bunglows karachi which just have launch.

    I have also heard that prescient 33 is very far from main road and due to huge no of plotting it will take a lot of time to increase prices.

    Your advise will be highly appreciated.
